Maintenance Request

Pine Ridge Apartments is committed to maintaining a safe, comfortable, and well-maintained community. This Maintenance Request Policy explains how residents can report maintenance concerns and what to expect during the service process.

Routine Maintenance Requests

Residents are encouraged to report maintenance issues as soon as they are noticed.

Routine maintenance requests may be submitted by:

  • Completing the form in the “Resident Center”
  • Telephone: 336-372-1599
  • Visiting the leasing office during business hours

Examples of routine requests include:

  • Dripping faucets
  • Running toilets
  • Appliance concerns
  • Loose cabinet hardware
  • HVAC performance issues
  • Minor plumbing concerns
  • Lighting repairs

Routine requests are generally addressed during normal business hours. Response times may vary depending on the nature and urgency of the request.

Emergency Maintenance

Maintenance emergencies should be reported immediately using the community’s emergency maintenance phone number: 336-372-1599

Examples of maintenance emergencies include:

  • Fire (Call 911 first)
  • Gas odor or suspected gas leak
  • Major water leak or flooding
  • No heat during severe cold weather
  • Complete electrical outage affecting the apartment
  • Sewer backup
  • Broken exterior door or lock creating a security concern

Emergency maintenance is available outside normal business hours for qualifying emergencies.

Entry into Apartment

By submitting a maintenance request, residents authorize management or authorized maintenance personnel to enter the apartment to complete requested repairs unless otherwise prohibited by law.

Whenever practical, reasonable notice will be provided before entry.

Resident Responsibilities

Residents are responsible for:

  • Reporting maintenance issues promptly.
  • Providing accurate information about the issue.
  • Securing pets before scheduled maintenance visits.
  • Maintaining a clean and reasonably accessible work area.
  • Being available for scheduled appointments when required.

Resident-Caused Damage

Repairs resulting from resident negligence, misuse, abuse, unauthorized alterations, or damage caused by guests or pets may be charged to the resident as permitted by the lease agreement.

Preventive Maintenance

Periodic inspections and preventive maintenance may be scheduled to maintain building systems and ensure resident safety.

Reasonable advance notice will be provided whenever practical.

Seasonal Maintenance

Certain maintenance activities, such as HVAC servicing, landscaping, gutter cleaning, pest control, or exterior inspections, may be scheduled throughout the year.

Residents may receive advance notice when access to their apartment is required.
