Rental Application Policy

Thank you for considering Pine Ridge Apartments as your next home. This Rental Application Policy explains our application process and the information required to apply for residency.

Applying for an Apartment

Every individual 18 years of age or older who will occupy the apartment must complete a separate Rental Application Form and provide all required documentation.

Applications are processed in the order they are received and are subject to apartment availability.

Required Information

Applicants may be asked to provide:

  • Government-issued photo identification
  • Social Security Number or Individual Taxpayer Identification Number (ITIN), where applicable
  • Current and previous residential history
  • Employment information
  • Proof of income
  • Personal references
  • Vehicle information (if applicable)
  • Pet information (if applicable)

Additional documentation may be requested to verify information provided on the application.

Application Fees

A non-refundable application fee may be required for each applicant. Application fees help cover the cost of processing applications and screening reports.

Application fees do not guarantee approval or apartment availability.

Income Requirements

Applicants must demonstrate sufficient income to meet monthly rental obligations. Acceptable sources of income may include:

  • Employment
  • Retirement income
  • Disability benefits
  • Social Security
  • Pension income
  • Other verifiable legal income

Income verification may include pay stubs, tax returns, employer verification, benefit statements, or other supporting documentation.

Screening Process

Applications are reviewed using consistent screening standards that may include:

  • Credit history
  • Rental history
  • Income verification
  • Criminal background screening (where permitted by law)
  • Identity verification

Apartment Reservation

Apartments are not reserved until:

  • Application approval has been completed.
  • Any required deposits have been paid.
  • A lease agreement has been executed. Minimum 1 year Lease Required.

False Information

Providing false, incomplete, or misleading information may result in denial of the application or termination of the lease if discovered after move-in.

Resident Screening Criteria

Pine Ridge Apartments is committed to evaluating every applicant fairly, consistently, and in accordance with applicable housing laws.

The following guidelines describe the general screening standards used during the application process. These criteria are subject to change without notice and may be modified to comply with changes in applicable law.

Identification

Applicants must provide valid government-issued identification.

Income Verification

Applicants should demonstrate sufficient, verifiable income to comfortably meet monthly rental obligations.

Income may be verified through:

  • Pay statements
  • Employer verification
  • Tax returns
  • Benefit statements
  • Bank statements
  • Other acceptable documentation

Employment

Current employment or another reliable source of income may be considered as part of the application review.

Rental History

Previous rental history may be reviewed for factors including:

  • On-time rental payments
  • Lease compliance
  • Property care
  • Previous lease violations
  • Outstanding balances owed to previous housing providers

Credit History

Credit reports may be reviewed as part of the application process.

Applicants are not automatically denied based solely on credit score. We may consider the overall credit profile, including payment history, outstanding obligations, and other relevant factors.

Criminal History

Where permitted by law, criminal background information may be reviewed using an individualized assessment that considers:

  • The nature of the offense
  • The severity of the conduct
  • The length of time since the incident
  • Evidence of rehabilitation
  • Whether the conduct presents a legitimate safety concern for residents or property

Pine Ridge Apartments does not maintain blanket policies excluding applicants based solely on criminal history.

Occupancy Standards

Occupancy limits are established based on applicable building codes and fair housing requirements.

Guarantors

In certain circumstances, qualified guarantors or co-signers may be accepted if an applicant does not independently meet income or credit requirements.

Denial of Application

Applications may be denied for reasons including:

  • Inability to verify identity
  • Materially false information
  • Failure to meet income requirements
  • Unsatisfactory rental history
  • Failure to complete the application
  • Other lawful business reasons consistent with fair housing laws

Applicants who are denied based on information obtained from a consumer reporting agency will receive any notices required under the Fair Credit Reporting Act (FCRA).
